Mortgages come in four forms:

Fixed
If you choose a fixed rate mortgage, the amount you pay will stay the same for a set period of two, three, five or ten years, regardless of how much the interest rates change during this time.

Tracker
A tracker rate mortgage moves in line with the Bank of England Base Rate, and the amount you pay may increase or decrease depending on the movement of interest rates.

Variable
A standard variable rate mortgage (SVR) is subject to a lender’s terms. While rare, these types of mortgages are often the cheapest – but they don’t come without risks. Lenders can change interest rates when they like, which can leave some buyers feeling uneasy.

✔ Buy-to-let
Buy-to-let mortgages are for investment properties that are not occupied by the owner. Some lenders will only consider a property’s rental income as the basis for determining whether or not to lend, while other lenders will consider your normal earnings, especially if you only have one or two rental properties.
