Letting costs vary, but you will need to think about the following:

  • An Energy Performance Certificate (EPC), must be made available to prospective tenants as soon as the property is put on the market. For a small cost, we can arrange an EPC to be carried out on your behalf.
  • An inventory and check-in report will need to be arranged before a tenant moves in. We work with a panel of vetted companies and can organise this on your behalf. The cost will depend on the size of the property.
  • The cost of our services is payable when we find a tenant for your property. Please click here for a full breakdown of our fees.

None. You get our premium marketing package as standard. We’ll put your home on to all major property portals and our own responsive website. We also provide premium listings, floorplans, and professional photography, which together will transform your property into an irresistible living space.

We will accompany every viewing, whether it’s during the day, in the evening, or at the weekend. We will provide you with comprehensive feedback after every viewing to help you achieve a quick, smooth let.

Providing we have full access to the property, including the access code and a full set of keys, you don’t need to be at the property.

We can determine this figure by carrying out a free valuation on your property.

An EPC is an Energy Performance Certificate that determines how efficient a property is. You will be given an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. This includes a recommendation report, which comes with suggestions on how to reduce your energy expenditure. It’s a legal requirement for every landlord to have an EPC for the property they are letting.

A Gas Safety Record is in place to ensure all gas appliances and pipes are safe to use. A Gas Safe registered engineer will need to carry out this check every 12 months, and is something we can organise on your behalf.

The tenant’s deposit will be six weeks’ rent.

If you choose our rent collection or fully managed service, we’ll ensure the tenant sets up a standing order. Once we receive the funds, we’ll transfer the money to your account, minus our fees and any other pre-agreed costs such maintenance. You will receive a comprehensive statement every month.

Choosing our fully managed service lets you be a landlord from a distance without the hassle. We’ll use our expertise to deal with all aspects of letting, from rent arrears and collection, to deposit disputes and resolution.
