Letting costs vary, but you will need to think about the following:
- An Energy Performance Certificate (EPC), must be made available to prospective tenants as soon as the property is put on the market. For a small cost, we can arrange an EPC to be carried out on your behalf.
- An inventory and check-in report will need to be arranged before a tenant moves in. We work with a panel of vetted companies and can organise this on your behalf. The cost will depend on the size of the property.
- The cost of our services is payable when we find a tenant for your property. Please click here for a full breakdown of our fees.

We can determine this figure by carrying out a free valuation on your property.
An EPC is an Energy Performance Certificate that determines how efficient a property is. You will be given an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. This includes a recommendation report, which comes with suggestions on how to reduce your energy expenditure. It’s a legal requirement for every landlord to have an EPC for the property they are letting.
A Gas Safety Record is in place to ensure all gas appliances and pipes are safe to use. A Gas Safe registered engineer will need to carry out this check every 12 months, and is something we can organise on your behalf.
