Here’s a breakdown of the services you will receive depending on whether you choose our fully managed, mid-term management, rent collection, or let only package. For pricing information, please see our landlord fees page.

Full management service

Our dedication and focus on maintenance and management will go towards improving the return on your investment.

Before the tenancy begins

  • You’ll receive a comprehensive valuation conducted by our experienced lettings team.
  • Your property will be advertised on major property portals like Rightmove, Zoopla, and Prime Location, plus featured listing on our website.
  • We’ll accompany prospective tenants to viewings, so don’t worry about making time or being in.
  • We’ll assess the eligibility of any prospective tenants, including reference and credit checking, for your peace of mind.
  • When a suitable tenant has been found, we’ll be responsible for keeping their deposit safe and collecting the monthly rent.
  • We’ll organise an inventory and check-in before the tenant moves in through one of our partner companies.

During the tenancy

  • You’ll be assigned your own dedicated property manager for any queries or support throughout the tenancy.
  • We’ll assist any utility bills that aren’t in the tenant’s name. When the tenant moves out, we’ll check that the accounts are back in your name.
  • Your property manager will be on hand to deal with any repairs or maintenance during the tenancy. We’ll supply the tenant with a 24-hour assistance telephone number in case of emergency.
  • We’ll carry out regular inspections to check the condition of the property.
  • We’ll also conduct regular maintenance checks, which includes arranging annual gas safety and boiler checks.
  • If the tenant wishes to extend their tenancy agreement, we’ll be on hand to renegotiate the terms and conditions to ensure a smooth process.

When the tenancy is coming to an end

  • If the tenant decides to vacate the property, we’ll conduct the checkout and oversee the inventory.
  • We’ll reimburse the tenant’s deposit minus any costs for damages (if applicable).
  • If a deposit dispute is raised, we’ll assist with the legal process.
  • We can arrange for the property to be cleaned and repaired, and for any reasonable wear and tear to be replaced at an extra charge.
  • Once finished, the property will be ready for the next tenant to move in.

Mid-term management

Taking over the tenancy

  • We’ll obtain all the relevant documents and information that relate to your property from either your or other agents.
  • We’ll then get in touch with the tenants to explain how mid-term management works.
  • We’ll set up a standing order, which allows us to collect the rent and then pass it on to you.

During the tenancy

Rent collection

Selecting this service takes away the burden of collecting rent. If a tenant is late with the rent, or cannot pay, it can be a difficult situation to confront and resolve. As a landlord, you cannot take action on a late, or non-paying tenant unless they are more than two consecutive months in arrears. With our knowledge and expertise, we are able to handle these situations with care, and can offer the tenant help and advice to prevent the situation from worsening and resorting in legal action.

For our rent collection and fully managed packages, our fee will be charged against your monthly statements. This reduces the amount of money you have to pay out in the first few months of the new tenancy.

We can provide a rent guarantee service.

We know how important it is to make sure your investment is protected. Ensure the rent is paid even if your tenant misses a payment through services offered via our partner companies HomeLet and Letsure. We’re also fully equipped to advise on rent arrears and what steps to take if this happens.

Easier tax returns with our monthly statement of accounts.

Save yourself the hassle of having to enter all your expenses and income at the end of the tax year. We’ll provide you with a monthly statement of accounts, which will show the total rental income, the month or period it relates to, and a full breakdown of expenses plus VAT. We’ll keep these records safe for up to six years if you should need them duplicated.

Let only

Choosing our let only service gives you full access to our comprehensive marketing package. For a fixed fee, we’ll combine traditional and digital marketing methods to achieve maximum exposure for your property. This includes advertising in local newspapers and on our responsive website, plus featured listing on major property portals such as Zoopla, Rightmove, and Prime Location.

Before the tenancy begins

  • When a suitable tenant has been found, we’ll carry out a fully comprehensive reference check and obtain the correct supporting documentation.
  • We’ll take care of drawing up a tenancy agreement on your behalf, and collect the deposit plus first month’s rent in advance.
  • When the tenancy begins, we’ll transfer the funds to your bank account, minus the agreed letting fee.
  • Prior to the tenant’s move in day, an inventory, gas safety check, and EPC will need to be arranged. For peace of mind that this is done correctly, we can do it on your behalf for a small fee.

Bear in mind that it will be your responsibility to collect the rent once the tenant has moved in, and to deal with any contractual or maintenance issues that may arise during the term of the tenancy.
