We’re committed to transparency because we think you should know where your money goes. We don’t charge checking-in fees, and if you need a reference from us in the future, you won’t be charged for that either. We’ve detailed our competitive fees below to make things even easier for you.

Reference fee charged at £72 (incl. VAT) per tenant over the age of 17.
To secure the property, a non-refundable holding deposit will be payable. This is charged at £500.
If a guarantor is required, there is a fee of £72 (incl. VAT). Each additional guarantor carries a fee of £72 (incl. VAT) thereafter.
For company lets, the reference fee is charged at £150 (incl. VAT).
Administration fee is charged at £300 (incl. VAT). This includes:
✔ Putting together a welcome pack.
✔ Obtaining relevant documents.
✔ Drawing up the Tenancy Agreement.
✔ Providing each tenant with a set of a keys and key fob.
✔ Registering the deposit in a Deposit Protection Scheme.
✔ Providing assistance throughout the whole duration of the tenancy.
You will need to pay one month’s rent in advance & six weeks’ deposit prior to the tenancy commencement date. Your initial holding deposit will be deducted from this amount.
All monies received must be in cleared funds (such as bankers draft, cash, or card transaction) paid on or before the proposed move-in date. Please note that when paying by card, you will incur an additional handling charge of 1% for debit cards and 3% for credit cards, of the amount charged. If you choose to pay by cheque, we must receive this at least one week before the tenancy commencement date. All cheques must be made payable to Kingsley Hamilton Estates Ltd. An additional handling fee of £30 (incl. VAT) will be charged.
End of tenancy
The tenancy renewal fee is £180 (incl. VAT).
An inventory checkout fee is charged at £234 (incl. VAT).
A £60 (incl. VAT) fee will apply for every unpaid utility, council tax and cleaning bills, or missed inventory appointment.
If any cheques are dishonoured, or standing order payments are not made, the tenant will be liable to pay any bank or other charges the landlord or agent incur as a result.
