Total costs vary from sale to sale, but the main ones to look out for are:
- Commission fees – payable once your estate agent sells your property and contracts are signed. This is charged as a percentage of the sale price + VAT.
- Energy Performance Certificate (EPC).
- Conveyancing fees.
An EPC is a legal requirement. You’ll need to have one before any marketing can take place. We can organise this on your behalf.
We work on a no-sale-no-fee basis. Our fees are binding at the point of exchange of contracts, and are due on the day of completion.

Once an offer has been accepted, you will need to arrange a conveyancer to handle the legal side. They will exchange the contracts on your behalf. At your earliest convenience, we suggest choosing a conveyancer who is part of the Law Society to avoid any delays.
No – this tax is only applicable to buyers.
No, providing the property you’re selling has only been used as your main residence. If you’re selling a property that is not your main home, you may have to pay this tax.
The typical time frame is 4 – 12 weeks. Timescales can vary depending on circumstances.
The date of completion will be outlined on your contract. The actual date will depend on both parties’ circumstances, and can be as little as the following week, or as long as the following month.
