What issues to look for before buying a house?

There are many things to consider when buying a property and sometimes the excitement of finding your dream home can mean you forget to check some key details that can cost you a fortune down the line. Here is everything that you need to look for before taking the plunge.

Check the roof

Before you even step inside the house, make sure to check the roof. Does it look brand new or does it look a bit tired? Make sure to ask as many questions as you wish about the roof so you can gauge its current condition. Make sure to ask if any timber treatments have been carried out recently and ask about the lifespan of the roof and the materials it’s made of. A roof made from composite shingles can make it last for a longer time while other materials may require regular maintenance. A thorough inspection will help you identify any problems before they escalate into costly and dangerous ones.

Beware of fresh paint jobs

When you step inside the property, make sure to focus on its structure rather than on freshly painted walls or on the interior décor itself. Make sure to look for any cosmetic issues that need to be fixed and remember that you will need to add those on top of the price of the property.

Take the temperature

If the property is quite old, chances are that it may not be well insulated. Make sure to ask about the insulation system and the EPC rating of the property. Heating and cooling systems can be expensive to fix or replace and will also have an impact on your utility bills.

Ask about plumbing

Don’t just look at the style and décor in the bathroom and kitchen of the property you’re viewing. You need to get underneath the sink and look for leaks, water damage as well as mould. Unresolved plumbing issues can be extremely expensive to fix plus mould can also cause some serious health problems.

Go outside

Take a look outside and inspect the area around the property. Are there any signs of damp like peeling paint or marks on the walls outside? Are the gutters in good condition? Are there any communal areas? Make sure that you have all the information you need before making your final decision.
